UK Property Awards 2021 | Residential Show Home Winner

The UK Property Awards is the largest, most prestigious, and well recognised programme assessed by an independent panel of over 80 industry professionals. With a focus on design, quality, service, innovation, creativity, and dedication to sustainability, the Awards are now in their 27th year and include over 45 distinct residential and commercial categories.

A little insight into the winning Residential Show Home projects design can be found below…..

Client Brief  

The development was in a sought-after, upmarket area of Essex, well-known for its commuter belt and ideal for those who want to live in rural surroundings yet have easy access into London for employment and enjoyment. The development consisted of a bespoke collection of 19 luxury 3, 4, and 5 bedroom detached homes, set within an exclusive gated community. It was anticipated that the development would appeal to young professionals and families looking to enjoy making memories, entertaining and unwinding in the Essex countryside.

The client requested that the décor and design be sophisticated and aspirational, with a touch of luxury without being too extravagant. The colour palette should be muted with wide appeal in order to showcase the practical interior spaces.  The spaces to be dressed included the ground floor as well as the master bedroom and a guest bedroom on the first floor. The living room was to provide a sense that a family or group of friends could all sit together with adequate amounts of seating, whilst in the kitchen area, a dining table large enough to seat at least 6 people needed to be incorporated. Due the large size of the first-floor bedrooms, they needed to be dressed to show how they could be used and lived in.

Final Design

We wanted the Show Home to represent a house to be desired and one a buyer would be proud to own.  Our design team used a mix of bespoke made-to-order and stocked furniture items, ensuring that all products used represent and compliment the high quality of the build, the developer, and their portfolio and branding. Custom-made furniture is a great way to keep a Show Home looking authentic and unique, adding integrity not only to the design but to the development as a whole. It is not our ethos to provide interiors where every item is easily identifiable from mainstream brands – your home is unique to you.

We kept to the muted and timeless palette using subtle touches of texture, pattern and warmth. The base colours for the entire scheme included soft greys, creams and ivory to ensure the house flowed as a whole. Interest was added to each room with touches of more saturated colours including moss, midnight blue, and mink accents, as well as an artistic use of patterns, textures and a mix of metal finishes.

Entrance Hallway

The entrance hallway is a fantastic opportunity to sweep guests off their feet. This transitory spot was perfect for a bespoke bench seat, statement console and mirror, and artwork up the stairs drawing your eye to the next floor.

We designed the space to be a light, airy, and inviting space that presents as a welcoming, aspirational home from the moment you walk in, and our designers’ use of colours and materials connect the surrounding rooms to help the house flow. In order to stick with the luxury yet understated feel, the area is dressed with luxury accessories and a branded diffuser in a fresh and calming scent to welcome you.

 

Living Room

The living room was designed as a desirous yet relaxing space, perfect for couples or family living.  A timeless neutral colour palette of warm greys and linen are set with accents of sage, moss, textured patterns, shagreen, black, deep bronze and distressed nickel metallic finishes. We created multi-zoned seating to portray how the room could be enjoyed by both the homeowners and visitors in different ways. A comfy corner sofa was used to present the perfect spot for movie nights, mixed with a more formal sofa for entertaining.

A separate area was then created to overlook the garden, using occasional chairs and a side table where a drink or book could be enjoyed.

 

Kitchen & Dining Area

Within the kitchen and dining area we wanted to create space for everyday dining or weekend entertaining. Accents of dark wood and bronze with a soft base compliment the neutral kitchen area and floor tiles. The focus of the space was a beautifully dressed dining table with co-ordinating pieces of furniture styled to create a modern usable space. This was paired with 6 bespoke dining chairs using an easy clean fabric on the seat and a decorative fabric on the reverse for an elevated luxury feel. The design was completed with a sideboard and shelving unit for storage and a large mirror to open up the space.

 

Master Bedroom & Dressing Area

Intended to be a serene space to relax and enjoy, the master bedroom was designed with a boutique hotel feel. As the room was large, we segregated it into two halves as part of a complete scheme. We used a luxurious contrasting palette of cool creams and ivory, shades of grey, textured blacks and midnight blue. The sleeping area features a luxurious bespoke king-sized bed with custom bedsides and soft lighting in the form of lamps. At the opposite end of the room, we have a dressing area with dressing table and stool, a low ottoman and statement bespoke wall-to-wall wardrobes in a smoked mirrored finish, further opening up the space and giving a sense of opulence whilst providing ample storage for clothes.

 

Guest Bedroom

Bedroom 2 was designed as a guest room for friends or family to stay. Soft creams and ivory are complimented with hints of mink, bronze, and wood accents. Use of bold cushion prints creates interest with characterful artwork bringing a sense of fun to the room. As with the master bedroom, this room was also large, and we wanted to show an alternative configuration to the master. We used a large king-sized bed so buyers would appreciate the size of the space and bed size that could be accommodated, dressing it in a classic format with two coordinating bedside table and lamps giving soft bedtime light. We dressed the other end of the room with a chest of drawers for storage and portrayed it as a reading corner, with swivel chair showcasing another way the space could be used.

We provide a comprehensive turn-key service for our Show home projects with our design, supply, installation, and styling services. Our Show Home pricing is individual and dependant on scale and specification of product used. All products are owned by the developer which can then be used on future projects, or the more popular route would be to sell the Show Home fully furnished.

In addition to working with developers for Show Homes we also provide a Home Design service for our retail clients and this ranges from one off rooms to larger fully installed projects.
